Highwood Cold Storage is a 96,000 s.f. freezer warehouse located on a 9.7 acre commercial site in Londonderry, NH.
Highwood Cold Storage requested less warehousing parking than was required by the Town. The parcel was located adjacent to a residential district. In addition, the size of the development required large detention ponds adjacent to a flood plain.
Bedford Design went before the Zoning Board of Adjustment and secured a variance for reduced parking. A watershed analysis was performed to show that a smaller pond could be used due to the location of the site in the watershed. Additional plantings were added along the road to buffer it from abutters’ views.

Our client requested the expansion of the Talarico Motor Dealership to include a 40,000 s.f. automotive sales, service and display center in conjunction with the Harley Davidson Dealership.
Storage was needed for automotive display as well as parking for customers on a lot with steep slopes.
Bedford Design engineered a 280’ long retaining wall along Route 101A and Continental Blvd to create the necessary space for both parking and storage.

Our client, Crystal Grover, wanted both a bowling alley and a pad site on a 5.3 acre parcel along Route 3 in Merrimack, NH.
The Town required more parking than was needed by the owner. Our client wanted to only develop half of the property to create room for potential future improvements.
Bedford Design was able to negotiate an area designated for future parking. Also, Bedford Design situated the building on one side of the site to create room for a pad site.

MDP Management wanted to house commercial units on 2.6 acres in Hudson, NH.
A drainage swale had developed into a wetland along one side of the site, creating a 75 foot buffer, and an unusable lot.
Bedford Design procured a Special Exception from the Town of Hudson to fill the wetlands, eliminating the buffer. Furthermore, we created a mitigation area along the back portion of the site to provide improved water quality treatment.

Sandhu Properties wanted a 25,000 s.f. building to contain commercial units and a drive-thru lane.
The 5 acre site had extensive wetlands along the western and southern Perimeter, making it difficult to place a building and parking on site. Due to the wetland constraints, storm water detention was a concern.
Bedford Design proposed the rotation of the building and parking, which created the space needed for the improvements. We also provided a watershed analysis of Sebbin’s Brook to help to eliminate the need for a detention pond.

Mack’s Apples is a family owned apple orchard in Londonderry, NH. The
family wanted to sell the development rights to the town.
The Town wanted to preserve the working apple orchard.
This was a three phase job including a 160 acre boundary survey of farm land, several subdivisions of land (one deeded to the Town), a lot line adjustment and a large conservation easement. A skating rink was also proposed for use by the town citizens on an adjacent parcel.
