The Grand Estate at Londonderry

Introduction

The Grand Estate at Londonderry is an elderly housing project in Londonderry, New Hampshire for a 55+ community consisting of 110, 1 and 2 bedroom units.

Challenges

  • The existing site consisted of fields that were home to the protected New England Cottontail rabbit.

  • We had to consolidate 10 existing lots, obtain 8 town variances & discontinue 2 public streets to create a buildable parcel for development.

  • We needed to extend private sewer to project site.

  • We were required to organize major improvements to the intersection of State Route 102 and Meadow Drive.

The challenges described above were solved by working closely with town and state officials and the Planning Board to attain the required permits, eight variances and several waivers.
